📅 Locust Grove Open Meeting Notice: December 23, 6:00 pm

Dear Resident,

It’s hard to believe that Thanksgiving and Christmas are upon us, with the new year following close behind! As the year wraps up, we’ve been wrapping up some items in the background as we look ahead to 2026.

2025 proved to be a very busy year with our issues with Barnett, and our transition to self-management for Locust Grove; we are ready to share an overview of how this year went for the community. As we look ahead to 2026, our next open meeting is scheduled for Wednesday, December 3, 2025, beginning at 6:00 pm (Stow Police Department, Community Room). We strongly encourage you to attend as we provide important information about 2025 as well as our upcoming 2026 budget and how we will partner up as a community in the days ahead. This is a meeting you definitely won’t want to miss!

Fees will not be raised again this year.

With that said, the Board wants full transparency. There will be a small one-time assessment fee to recover funds for unplanned emergency repairs due to our water main break and additional costs related to extensive damage to several of the garage door headers in 2025. Details will be discussed at our December 3rd meeting.

Again, thank you for your continued patience and more importantly, your support this year as we made the challenging decision to move forward with self-management for Locust Grove. We are already seeing the benefits of this decision, and we hope you are too!

📢 IMPORTANT: Locust Transition Update & Payment Information

Dear Resident,


Within the past few months, the decision was made to transition Locust Grove into a self-management model for our community. It proved to be a challenge, but we as a community were up to the challenge!


With this decision, we set up the Easy HOA Portal to serve as our main communication tool, allowing better communications via text message and email to residents and to keep everything centralized. Moving forward, you can login to your Easy HOA account to access and maintain your profile (we encourage you to add a profile picture!), respond to surveys, submit requests, view HOA-related documents, view news and events, and more. It also allows the HOA Board to use some additional functions in the background as well and is daily monitored to ensure that we are responding to resident inquiries and requests timely.


In addition, October was our first month partnering with our local bookkeeper at Elevated Tax & Accounting to accept and monitor monthly payments. We are aware that past due balances are currently not showing on monthly statements. We are working closely with our bookkeeper to see if we can include them on statements moving forward. Even with slight hiccups, we are happy to report that we made it through our first month!


A Few Important Reminders:

  • Monthly statements will be emailed or mailed around the 24-25th of each month.
  • Payments are due on the 1st of each month with a 10-day grace period (any payments received after the 10th will be considered late).
  • As with any transition to something new, questions came up, so we have compiled a list of Frequently Asked Questions with clarifications regarding how things work.

Payment Information

Currently, our resident portal is primarily used for communication with residents, including text and email alerts, service requests, violations, etc.

Monthly invoices are sent from our local accountant at Elevated Tax & Accounting LLC, located in Stow. Invoices are sent via print or email (depending on the resident's personal preference).
